Lodgers Tax – 5.00%

2. FEES
Cleaning Fee → A one-time cleaning fee will be charged per reservation. This fee varies based on the individual vacation rental. Sales tax applies.
Cancellation Fee → see below ‘Cancellation Policy’
3. ADDITIONAL FEES
Late Check-out & Early Check-in charge if NOT APPROVED in advance → $25 per hour. This is a non-taxable item and only applies for a late check-out after 10:00 am or early check-in prior to 4:00 pm NOT approved by PHVR in advance.
POLICIES
1. RESERVATION POLICY
A reservation is not guaranteed until confirmed by PHVR Powderhorn Vacation Rentals.
The minimum age to make a reservation is 21 with a valid credit card. At least one person at check-in must be at least 21 years of age.
2. DEPOSIT POLICY
50% deposit of daily condo rate at time of booking. Balance due 30 days prior to arrival.
3. CANCELLATION POLICY
Bookings cancelled at least 30 days before the start of stay will receive 100% refund. A cancellation service fee of $20 will be charged.
Bookings cancelled at least 14 days before the start of stay will receive a 50% refund. A cancellation service fee of $20 will be charged.
Bookings cancelled 14 days or less before the start of stay will not receive a refund.
No refunds for weather-related issues including but not limited to road conditions, lack of snow, too much snow, any unexpected resort closings or inability to get to the property due to weather or flight delays/cancellations; or issues resulting in weather conditions such as power outages, etc.
As reservations are carefully scheduled in advance, no refund will be given if a guest decides to leave prior to their departure date, regardless of reason.
Unforeseen and uncontrollable circumstances may occur during a guests’ stay including but not limited to, internet, TV, and utility outages, inclement weather, limited availability of TSV resort services. Guests are not entitled to full or partial refunds for any unforeseen or uncontrollable circumstances.
A guest may opt to receive a credit for the full amount of the reservation toward a future stay within 6 months, subject to availability, minimum night stay requirements and nightly rates. The guest must re-book at the time of cancellation. If the nightly rate and cleaning charge is higher for the date(s) of the requested future stay, the reservation will be booked at the higher rate and the guest will be charged the difference in rates, taxes and fees. The guest will receive an email 32 days prior to final payment and can cancel for full refund within 30 days according to our Cancellation Policy.
Powderhorn Vacation Rentals charges a $20 service fee for cancellations.
4. REFUNDS
If a maintenance problem occurs during your stay, please notify us immediately. Powderhorn Vacation Rentals and it’s owners cannot be held accountable for problems we are not aware of. Every attempt will be made to resolve the problem within a reasonable amount of time. Likewise, no refunds or discounts will be given for problems beyond our control, such as cable, public utilities, internet, satellite or cable signals, appliances, heating, weather conditions, snow conditions with too much or too little snow.
5. TRAVEL INSURANCE
It is suggested that guests purchase travel insurance (especially in the Winter season). The Powderhorn is located in a small resort destination, so last minute changes or cancellations are extremely difficult for us. Trip cancellation insurance will usually compensate the guest, should their trip be interrupted in any way.
6. PENALTIES & FINES
Powderhorn Vacation Rentals does not charge a security deposit. A credit card will be kept on file for incidentals. Guests will be responsible for charges due to damages to a vacation rental or breakage of any items within the vacation rental incurred during the stay dates. Condo checks are done after your departure; the cost of any missing or damaged items will be deducted from your credit card on file.
7. RESERVATION CHANGES
Requests for a transfer from one date to another must be made at least 30 days prior to the arrival date to avoid any service charge and is based on availability, minimum night stay requirements and vacation rental rate.
Requests to change from one vacation rental to another is not possible since our condos are individually owned.
8. PET POLICY
All Powderhorn Vacation Rentals are privately owned. The Powderhorn Homeowners Association Rules and Regulations state that guests are not allowed to bring pets into the building. PHVR reserves the right to charge $250 to the credit card on file for cleaning and repairs if pets are brought into the building. (On occasion, owners may be allowed to bring pets into their privately-owned vacation rental while they are visiting.)
Under the Americans with Disabilities Act (ADA), service dogs that have been trained to provide assistance to an individual with a disability are permitted into The Powderhorn building. Proof with paperwork is required at the time of booking. This does not, however, include Emotional Support Animals (ESAs).
The service animal must be harnessed, leashed, or tethered while in common areas of the building unless these devices interfere with the service animal’s work or the person’s disability prevents use of these devices.
9. NO SMOKING POLICY
The Powderhorn is 100% non-smoking for both health and safety reasons. There is no vaping or smoking of any kind permitted. This includes all vacation rentals, common areas (hallways and lobby) and balconies. Smoking is permitted only across the street and Not in the entry or carport. PHVR reserves the right to charge $250 to your credit card for cleaning and repairs if you or your guests have been smoking on the property.
10. PRIVACY POLICY
Your privacy is important to us. We value you as a guest and are committed to ensuring that your personal information is secure at all times. The personal information you provide will only be used by us and/or with the appropriate third parties necessary to complete your reservation.
We use LODGIX as our vendor for booking reservations at Powderhorn Vacation Rentals. You can read the Privacy Statement for Lodgix here. No credit card information is ever stored on our servers. We use Stripe.com as a third party to facilitate credit card transactions. You can read the Privacy Statement for Stripe.com here. Our website contains links to online travel sites. We encourage you to read the Privacy Statements for VRBO (Homeaway), Expedia, and AirBnB.
We only provide personal information from you to these third parties and their affiliate network so that we can ensure your reservation with Powderhorn Vacation Rentals is successfully confirmed, implemented and that you will receive all relevant SELF CHECK IN / CHECK OUT information through our Lodgix reservation system. We do not sell or trade your personal information to others. If required, we may share your personal information to comply with legal and regulatory requirements or demands in accordance with applicable law, a court order, subpoena, or other legal process.
Powderhorn Vacation Rentals reserves the right to update this Privacy Policy as we deem necessary or appropriate. Please contact us if you have any questions or concerns regarding this Privacy Policy.
PHVR Vacation Rental Rules & Policies
1. CHECK IN
Check In Time is strictly anytime after 4:00 pm.
Early check-ins are welcome if your vacation rental is available and ready. However, they must be confirmed by PHVR. Please contact us at least 24 hours prior to arrival if you would like to request an early check-in.
2. CHECK OUT
Check Out Time is strictly at 10:00 am.
Our Vacation Rentals are cleaned immediately after guest departure to be ready for the next guest arrival. If you wish to extend the check-out time, please contact us at least 24 hours before day of departure to determine if this is possible, based on the availability of your vacation rental. Extensions requested past 3:00 pm will be charged an extra night stay. An additional fee of $25 per hour will be charged for a late check-out not approved by Powderhorn Vacation Rentals in advance.
Check Out / Departure Policy:
Before you leave your vacation rental, please:
- Leave dirty kitchen and bath towels and linens in the vacation rental.
- Wash any dirty dishes and/or run dishwasher.
- Remove any food from the fridge or cupboards.
- Turn off all lights, appliances and the fireplace if applicable to your vacation rental.
- Ensure all windows, outside doors, balcony and patio doors are closed properly and the condo door is closed and locked.
- Set thermostat to 65 degrees Fahrenheit in Winter/Spring and 60 degrees Fahrenheit in Summer/Fall. Never completely turn off thermostat.
- Remove all trash from garbage bins and place in the receptacles in the trash room on the ground floor.
3. PARKING
There is no parking directly at the Powderhorn.
As our guest, you will receive an electronic parking pass from us. Please print out your pass at home, bring along and display on your dashboard during your stay with us. Free parking is provided for our guests in the nearby Main Lot of the Resort. PHVR (Powderhorn Vacation Rentals) is not responsible for theft or damage to vehicles or contents! For the courtesy of all, the Powderhorn carport is for loading and unloading only. The carport use is restricted to 15 minutes maximum. After loading/unloading, please move your vehicle to the Main Lot of the Resort.
4. HOUSEKEEPING & AMENITIES
As standard with vacation rentals, you will be supplied with 2 sets of towels for your entire stay. We do not offer daily towel or linen services. During your stay, PHVR owners, housekeeping services or HOA building staff will not enter your condo, unless requested or in the event of an emergency. A starter kit of our choice of William Roam toiletries as well as a starter kit of freshly ground local coffee from New Mexico Pinon Coffee are provided in each condo along with some tea and hot chocolate.
5. QUIET HOURS
Quiet Hours are from 10:00 pm to 7:00 am but please be considerate of other guests at all times. Please also be mindful if you leave the building early or late.
6. ALTITUDE SICKNESS
Taos Ski Valley is the third-highest US City by altitude at 9,321 feet (2,841 m). (wikipedia.org). Please check with your health care provider if you think you may get altitude sickness. Mogul Medical, is TSV’s urgent care facility which can help you if you get altitude sickness while you are vacationing in TSV. Please read more about altitude sickness on their website.
7. WATER USE
Taos Ski Valley is located in a high alpine environment with a limited water supply. While there is always enough water for your use, the ‘water friendly’ locals treat water as a precious resource. Your vacation rental has been fitted with low-flow toilets and shower heads. We ask that you be mindful of your water use.
8. SKI STORAGE
Please leave your skis/boards in the lockable ski locker provided on the ground level. It is prohibited to wear ski/snowboard boots in the hallways and vacation rental condos. Boots can either be stored in the respective ski locker or can be taken up to your vacation rental condo. All of our condos have a designated shoe mat or rack in front of the condo.

- Turn off all lights, appliances and the fireplace.
- Ensure all windows, outside doors, master bedroom balcony are closed properly and securely and make sure the condo door is closed and locked.
- Please leave all thermostat dials on HIGH as temperatures are controlled remotely.
- Remove all trash from garbage bins and displace in dumpster. You will find the Golddust dumpsters (2) across from the building when coming down the stairs. Look to your right and you will spot them easily. PHVR reserves the right to charge guests for trash left behind.
3. PARKING
There is free parking (2 spots per condo) in the Golddust parking lot just outside of your condo. As our guest, you will receive 2 electronic parking passes by email. Please print out at home, bring along and display on your dashboard during your stay with us. If for any reason there are no parking spots left, please unload your vehicle and park your car(s) in the Resort parking lot just across from the building on Vail Avenue.
4. HOUSEKEEPING & AMENITIES
You will be supplied with 2 sets of towels per bathroom and should you need fresh towels, please use the washer and dryer with our complimentary HE laundry detergent. During your stay, PHVR owners, housekeeping service or the HOA condo check person will not enter your condo, unless requested or in the event of an emergency. A starter kit of toiletries and freshly ground local coffee will be provided, along with some hot chocolate and tea assortments.
5. QUIET HOURS
Quiet Hours are from 10:00 pm to 7:00 am but please be considerate of other guests next door and below you.

Please leave your skis/boards either outside at the condo entrance in the lockable storage rack or bring them inside the condo and place on the wall mount rack. Please place your ski boots and any outdoor boots/shoes inside on the provided racks. They will be nice and cozy in the morning when you head out in the snow or for hiking. One more word about the outside lockable storage rack: this rack can hold up to 8 skis and it belongs to the condos A2 and A3 only. Please be mindful and only place 4 pair of skis there. It is prohibited to wear ski/snowboard boots or any other outdoor boots/shoes in the condo. There is enough shoe storage for you right in the entrance area of our condo.
